Si tienes “there is” o “there are”, entonces siempre es “there” (nunca podrías decir “they’re is” ni “they’re are” ni “their is” ni “their are”). Por tanto, antes de is o are deberás usar “there”. Recuerda que There is/there are es una expresión que traduce hay. Lo mismo ocurriría con was, were o will be.

“There is” tiene su homólogo en castellano como “hay” pero siempre cuando nos refererimos a palabras en singular.

En cambio, con “there are” que también significa “hay”, se utiliza para referirnos a palabras en plural.
